How to Use the Pag-IBIG Housing Loan Calculator

The calculator intentionally does not prescribe an interest rate. For this walkthrough only, assume the applicant has been quoted an illustrative 6% annual rate and enters a ₱50,000 monthly gross income.
First, calculate the down payment:
Down payment = ₱2,000,000 × 20%
Down payment = ₱400,000
Next, determine the requested loan amount:
Loan amount = Property price − Down payment
Loan amount = ₱2,000,000 − ₱400,000
Loan amount = ₱1,600,000
Convert the 30-year term into monthly payments:
30 × 12 = 360 payments
At the illustrative 6% rate, the monthly rate is 0.5%. Applying reducing-balance amortization produces:
Estimated monthly amortization = ₱9,592.81

Formula Used by the Calculator
The calculator first determines the principal:
Loan amount = Property price − Down payment
It then uses:
Monthly payment = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1)
Where:
- P is the calculated loan amount
- r is the annual rate divided by 12 and 100
- n is the loan term in months
When the entered rate is zero, the calculator divides the principal equally by the number of payments.
Total payments = Monthly payment × Number of payments
Total interest = Total payments − Loan amount
The payment-to-income figure is:
Monthly payment ÷ Gross monthly income × 100
